Climate Driven Enclosures: Contrasting Building Enclosures from the PNW to the Southeast United States
This presentation will explain the contrast between PNW building envelope techniques versus building envelope challenges in the Southeastern United States. Over the course of this presentation, Jim Riley with Certa Building Solutions will provide a foundational understanding of the Hot Humid Climate Zone (IBC Zone 2). He will provide an understanding of the current building envelope techniques used in the Southeastern United States and the associated performance challenges and identify the key design considerations for buildings in the Southeastern United States. He will then compare and contract the enclosure strategies in the Pacific Northwest with the distinct requirements of the Southeastern United States.
Jim Riley is a Partner at Certa Building Solutions and serves as the Firm's Director of Architecture. In addition to leading the Seattle office, he is deeply involved in the design and construction oversight and construction oversight of building enclosure projects across Washington, Oregon, Colorado, and Florida, with numerous active projects underway in each state.
Jim began his career in Portland, Oregon, where he focused on high-performance buildings and historic preservation projects before relocating to the Puget Sound area in 2014. Since joining Certa in 2016, he has brought expertise in both new construction and rehabilitation, combining technical precision with a collaborative, client-focused approach.

SeaBEC is looking for nominations for those interested in serving on the SeaBEC Board of Directors.
Election of new Board Members will take place during our September member meeting.
We are proud to have a dynamic and active BEC chapter, and the success of that is largely dependent on our Board of Directors who volunteer their time to administer SeaBEC activities. Being on the SeaBEC Board is not a ‘figure head’ position, and we expect active participation from all of our board members! Typical roles and responsibilities include attendance on our monthly board meetings, support of local events, monthly meetings and our biennial Symposium. Other additional responsibilities could include managing chapter finances, secretarial duties, website administration, local outreach, and the planning of our biennial Symposium and meetings.
Board membership is an excellent way to expand your network within the building enclosure community, to contribute to the furthering of good building enclosure practice, and to build leadership skills. We encourage candidates from all portions of the building enclosure industry, consultants, architects, engineers, contractors, and product representatives to engage with the breadth of the industry. If you are interested in the opportunity to join the SeaBEC Board of Directors, we encourage you to submit your name or the name of a colleague for consideration which will be reviewed by the current Board for applicability. Board Nomination Requests: • Nominations may be made by any SeaBEC member in good standing. • Nominees must also be SeaBEC members in good standing. • Attendance of at least two (2) SeaBEC events over the course of the past three (3) years. • Actively working as a professional in a field applicable to building enclosures. • Primary residence and occupation within the Puget Sound Region • Provide the following: resume, headshot, short biography, short description of why you want to be on the board and your interests therein The due date for Board Nomination Submission is September 4th, 2025.

The board will consider nominations at our September Board meeting, to verify eligibility, on or about September 11th and elections will be held at our September 18th Member Meeting.
At the Member Meeting current members will have an opportunity to vote for Board of Directors Candidates. Candidates receiving a majority of votes shall be declared elected as Directors.
The elected Directors shall meet within one month to determine specific Board position assignments.
We look forward to bringing new and incumbent board members together to build on our successful teamwork and to continue to provide the best enclosure events and information in the northwest.
